Energy
CIP recognizes that emission production is affected by the buildings in question, as well as the nature of the services on site, and the types of tenants occupying the space. The park uses electricity mainly for lighting, and natural gas for heating and other services on site. CIP is aiming to reduce GHG emissions on site by 5% overall by 2025, measured against 2022 usage (baseline year).
Waste
In 2022 we aimed to improve waste reduction and diversion efforts and establish a baseline in which to measure off. Recycling efforts for wood, hazardous waste, coffee pods, and cardboard are in place at the park, with plans to expand the program to include plastic bottles and paper products. As recycling practices evolve in Northern Ontario, CIP will continue to evaluate, and integrate them moving forward.
Water
We used water for various purposes in 2022 such as drinking, maintenance and cleaning, landscape irrigation, and sewage conveyance. Many buildings within the park have a single water meter for measuring water usage; to improve accuracy and better target conservation measures. CIP aims to install submeters throughout the property in the upcoming years.
Fleet
The CIP fleet is comprised of 16 vehicles and trailers. In 2022, we took the step to upgrade our tracking systems to better monitor fuel, safety, and idle times. Idling is a major contributor to emissions, and every 10 minutes of idling releases one pound of carbon dioxide into the environment. We have implemented a policy requiring our drivers to turn off their vehicles if they are idling for more than 5 minutes, which has significantly reduced emissions within the past year.
Regreening
Due to the historical mining and smelting activities in the Sudbury Region, the area has suffered significant environmental degradation. However, the Greater City of Sudbury has taken steps to address this issue by actively pursuing a "Regreening" initiative. In recent years, CIP has played a significant role in these efforts by participating in various environmental restoration projects in 2022 as highlighted below.
Tons of CO2 increased since 2021
The rise in CO2 levels observed can be attributed to multiple factors, including an increase in heating degree days during 2022 and the introduction of a new meter that was absent in 2021. Efforts are underway to mitigate the CO2 increase, with various initiatives being pursued as part of our ongoing strategy.
Data tracking has enabled CIP to measure, monitor, and report on our sustainability performance, identify areas for improvement, and make informed decisions.
2021 data was used as our baseline for performance measurement.
Electricity Reduction Program: CIP is working towards the goal of a 3% reduction in energy usage throughout the park from its baseline year (2021). As the Park works towards implementing energy-saving projects, such as solar panels or smart sensors, it will reduce the energy consumption from the grid and reduce overall carbon emissions in the process.
Natural Gas Reduction Program: CIP is working towards the goal of a 3% reduction in natural gas consumption throughout the park from its baseline year (2021). Due to the cold climate, natural gas usage fluctuates throughout the year, with more usage in the winter months as it is the main heat source in the park.

By expanding the trail network, we offer opportunities for outdoor enthusiasts to engage in activities like winter walking, snowshoeing, cross-country skiing, and more. These trails are groomed and maintained to ensure safe and enjoyable experiences for all visitors.
Park Events
We are not only committed to creating a positive work environment for tenants and employees but also to fostering a sense of community. This year we hosted several community events, including a Christmas parade and New Year's show, to bring people together and celebrate the holiday season. We are thrilled to have added to the fastest growing sport in our community with the installation of our new pickleball court. This versatile court has been designed to accommodate players of all ages and skill levels, providing a fun and exciting way for our community to come together and stay active. Governance
Working together!
Coniston Industrial Park made significant advancements in our governance program in 2022. Specifically, we established an ESG advisory board, which will provide guidance and oversight on environmental, social, and governance matters, including reviewing this report.
Additionally, we have established a comprehensive code of conduct, outlining our company's values, ethics, and responsibilities to stakeholders.
To improve transparency and communication, we introduced an intranet platform that will allow employees to access information and engage in discussions related to ESG initiatives. This platform will facilitate collaboration and encourage participation in the company's sustainability efforts.
We achieved an ISO 9001 certification. This certification demonstrates our dedication to continuously improving our processes and meeting the needs of stakeholders.
